How much should I offer over asking price on a Wenatchee Condo in 2021?

With record low inventory in the Wenatchee condo market and extremely high demand, bidding wars are becoming commonplace. Many buyers are asking what they need to do to compete right now.

How much should I offer over asking price on a Wenatchee condo?

As of mid-April, 23 condominiums have sold in the Wenatchee and East Wenatchee metro area. Two of these homes were sold “off market” with zero days listed. We analyzed the remaining 21 homes to see how listing prices compared to the prices the homes eventually sold for.

The average condo in the Wenatchee area was listed for $ 307,228 while the average condo sold for $305,893. This means that the average buyer paid $1335 less than the asking price.

Ambercrest Condo East Wenatchee

Six condos sold above the list price, which is surprisingly lower than we might have expected. For buyers in Wenatchee who had to pay above asking price, the average condo was listed at $326,799 and they had to pay $333,582.

For Wenatchee condo buyers who had to compete, the winning bid averaged $6783 above the list price or approximately 2% more.

Three condos sold for list price and twelve Wenatchee condos sold for below asking price in the beginning of 2021.

The market for single family homes in Wenatchee and East Wenatchee is more competitive. The average single family home is currently selling for 2% more than the list price and bidding wars are much more common.

Testimonials

Geordie recently helped us buy a condo in Leavenworth, a complicated transaction that involved a great deal of negotiating and dealing with multiple parties. Geordie went above and beyond to help us conclude the sale. His response time in dealing with issues and making contacts was very quick, his helpfulness and positive attitude was greatly appreciated and made the process a pleasure. Geordie has an excellent knowledge of the Leavenworth market. We would use him again in a heartbeat.

Geordie is very professional and thorough. Good communicator, he clearly explained to us the details and steps of the selling process. He gave us good advice on how to present the property for sale. He kept us very well informed on the several offers (5) that we received in just 2 days from the day it was listed. The property sold very quickly at above the asking price and without inspection.

Excellent marketing of our home, beautiful online tour, stunning brochure. The home had multiple offers within a day, and we had a contract within two. Maybe we could have gotten a bit more for the house, but we were very satisfied with the experience. Fast forward a year. We decide to buy a condo, and of course, contact Allyson. This was not an easy or straightforward process, at all. We found a complex we loved, and put in an offer. The complex was not yet approved for Fannie Mae or Freddie Mac financing, so we had to go through the process...which took six months. The seller of the unit we wanted didn't want to wait, and sold it to someone else. So we put in an offer on a different unit, and waited. There were some paperwork snafus, but in the end, we negotiated a pretty good deal on the unit and finally closed. Through it all, Allyson was on top of things. She always responded very quickly to communications, and kept us posted on where we were in the process. I highly recommend this agent, and if we sell or purchase in the area again, we will certainly use her.

Geordie was fantastic! We purchased our new condo home just before Thanksgiving 2014. However the road there was convoluted and Geordie saw us through every hurdle without fail. Truly a fine gentleman and a pleasure to work with. This guy is "aces" in our book. Thank you Geordie!

Allyson helped us find a condo that met our needs and desires. She listened and understood what we said. She showed us a number of attractive units that came close to meeting our expectations and kept us informed regarding new listings. Eventually she showed us the unit that is now our home. During the rather complex process of negotiation, inspection and more negotation, selection of a loan officer, etc. she offered sound reliable advice. After the condo sale was completed and we had moved in we listed our house with Allyson. She handled the listing in a most professional manner, including great professional photographs and solid follow up with other agents who showed the property. She advised us to make a minor change when negative comments were made about a feature in one of the downstairs rooms. When a serious offer was made, she again guided us through the process. The house sold for a fair price in a very difficult market.
